    Steps To Building

    As found in
    “THE OWNER BUILDER GUIDE”

    Weather you do these steps yourself or get us to help every step of the way,
    you’ll find that building your own home is a very easy process…

    Step 1

    Home Design

    Wether you select an already existing Australian Kit Homes plan or decide to design a home from scratch your plans need to fit your block and your budget which means getting contour surveys, engineering reports and a quote.

    Step 2

    Finance

    Once you know what it is you wish to build, you’ll need to work out how you are going to finance it. There are a number of options of how you can do this. Contact us to find out if you qualify for OWNER BUILDER finance!

    Step 3

    Owner Builders Course & Registration

    You’ll need to get your owner builders licence and register with the Builder’s Registration Board.

    Step 4

    Council Approvals

    You will supply a list of material to council for approval of a Building Permit. You might make some small changes to comply with council requirements during this stage.

    Step 5

    Construction Program

    Working with your Australian Kit Homes representitive, you will design a construction program with a list of trades and suppliers in the order of when you will require their services.

    Step 6

    Site Preparation

    You need to make sure you meet all requirements such as signage, storage, access for work vehicles, vegetation removal etc…

    Step 7

    Profiling

    This is where your site is marked out exactly where your new building structure will go using string lines and pegs.

    Step 8

    Slab or Floor System Preparation

    Depending on what type of house and land you have to build on will depend on what slab or floor system you will require. Each has its own preparation requirements outlined.

    Step 9

    Council Inspection

    After preparation you are required to confirm that your efforts so far meet council regulation. You will also need to check to your own satisfaction that issues such as drainage and termite protection have been given proper attention.

    Step 10

    Concreting of Slab or Floor System

    Call the boys in the big trucks because it’s time to make progress! Getting your foundations in place is a great feeling of accomplishment in the beginning stages of the building process.

    Step 11

    Wall Frames

    Just like building a big Lego toy; you just mark out where the walls go on the slab or floor system and put them all together.

    Step 12

    Roof Trusses

    There are many different roof types and the process differs depending which your home adopts.

    Step 13

    Roofing

    Fibreglass insulation blankets will be laid over the roof battens and your roof covering will go on. You’ll also confirm that the roof is waterproof by fixing flashings and ridging.

    Step 14

    Eaves and Gables

    Depending on if you’re using Hardiplank cladding or Brick Veneer on your home depends on the procedure you’ll adopt to frame up eaves and gables.

    Step 15

    Services Contractors

    You’ll call your plumber, electrician, TV and telecom pre-wire contractors to run pipe and cabling in your frames.

    Step 16

    Doors and Fittings

    Doors, windows and other fittings are installed such as roller door reveals, sisalation foil to exterior wall and gable ends.

    Step 17

    External Cladding

    Fix Hardiplank/Weatherboard or Lay Bricks to exterior of the structure and fix veranda ceiling sheets where required.

    Step 18

    Internal Linings

    Gyprock linings to cover walls and ceilings are fitted, plumber is employed to connect bath and shower trays and all joints are set and cornices installed.

    Step 19

    Mouldings

    Window and sliding door architraves, internal doors, skirtings, timber supports in cupboards and shelving is installed.

    Step 20

    PC Items

    Kitchens, sink tops, vanity units and laundry tubs and any other cabinets are installed.

    Step 21

    Tiling

    Floor tiles, wall tiles and splashbacks are laid as required.

    Step 22

    Plumbing

    Plumbing contractor will finish plumbing and wastes. Check and complete all roof flashings and complete drainage including septic where required.

    Step 23

    Painting

    Complete painting of external and internal walls of your home.

    Step 24

    Electrical

    Electrical subcontractor completes lights, switches, plugs, stove, range hood, hot water system and external lights.

    Step 25

    Final Inspections

    Call for your final inspection! And clean up and lay down carpet, vinyl, paths and drive ways, landscaping, turf and fences… and maybe even a pool?

    NOW it’s time to be congratulated!
